So here’s the thing about Villa Y170 – it’s actually one of those places that surprises you in the best way possible. I mean, when you first pull up to this spot in Sabina (which is honestly one of the quieter pockets of El Gouna), you’re not expecting much from the outside. But then you walk through that front door and suddenly you’re looking at this gorgeous lagoon view that just makes you stop and go “oh, okay, now I get it.”

The heated pool is what really sells this place, and I’m not just saying that because it sounds fancy on paper. You know how most villa pools in Egypt are basically ice baths for half the year? Well, this one actually keeps you comfortable even during those surprisingly chilly Red Sea evenings in winter. The BBQ setup is properly thought out too – not just some sad little portable grill, but an actual outdoor cooking situation where you can grill some fresh fish from the market (there’s a decent one about ten minutes away if you take the main road toward downtown El Gouna). The villa itself feels lived-in rather than sterile, which I actually prefer. Sure, it’s got that 4-star comfort level without being over-the-top luxurious, but honestly? That works here. The bedrooms are spacious enough that you’re not bumping into each other, and the kitchen has everything you need if you want to cook – which you probably will, since eating out every night in El Gouna can get pricey fast.

What I really appreciate about this location is how it sits right in that sweet spot between being close to everything but not drowning in tourist chaos. Sabina keeps things relatively calm – you’ll hear some activity from the water sports during peak hours, but it dies down by evening. The lagoons here are perfect for paddleboarding or just floating around (the water’s usually pretty calm compared to the open Red Sea), and you’re still close enough to Marina downtown that a quick taxi ride gets you to the restaurants and nightlife when you want it. Check-in was straightforward, though like most places in El Gouna, don’t expect lightning-fast responses to messages – things move at their own pace here, which is either charming or frustrating depending on your mood. The 7.6 rating feels about right – it’s not going to blow your mind with perfection, but it delivers on what it promises. If you’re looking for that resort experience with staff catering to your every need, this isn’t it. But if you want a solid base where you can actually relax, cook your own meals when you feel like it, and have that private pool to come back to after a day of kitesurfing or diving, then honestly, you could do a lot worse in El Gouna for the price point.

  The location was amazing and the villa was clean. Had a dedicated bathroom and fridge for each room and a very spacious communal areas.

  Es war einfach schön. Das Haus ist sauber und für alle Gäste komfortabel. Die Sitzmöbelnsind gemütlich und der Pool ist die Krönung! Stunden drinnen verbracht. Und die Betreuung war ebenfalls perfekt.

  Das ich keinen Wecker brauchte, da ab 06.30 morgens die Arbeiten auf der Grossbaustelle gegenüber anfingen.
  
  What could be improved: Bei Ankunft war niemand beim Haus, Internet ging nicht ( der Taxifahrer hats zwar versucht, aber nicht geschafft). Das Haus liegt direkt gegenüber einer Grossbaustelle mit immenser Lärm, Staub und Geruchsbelästigung. Da die Fenster und Türen nicht richtig abgedichtet sind, wehte der Staub und die kalte Luft durch die Ritzen. Auch fuhren den ganzen Tag Bagger und LKWs direkt vor dem Haus hin und her. Wie gesagt, es handelt sich um eine Erstellung eines ganzen Projekts und nicht um ein einzelnes Haus. Nichts was über Nacht überraschend aufgetaucht ist.
