Look, when I first pulled up to the Mangroovy Residence in El Gouna, I wasn’t expecting much from a 3-star place – but honestly, this little one-bedroom spot kind of surprised me. The whole complex sits right on the lagoon side of El Gouna, which if you haven’t been there, is basically Egypt’s answer to a planned resort town. It’s got this weird Venice-meets-Red-Sea vibe going on, and the Seascape unit actually makes the most of it with those pool and sea views they’re advertising.
The apartment itself is pretty straightforward – nothing fancy, but clean and functional in that way where you can tell someone actually thought about how people live, not just how things look in photos. The bedroom’s got decent AC (thank god, because El Gouna gets brutal in summer), and the living area opens up to this little balcony where you can actually see both the complex pool and a slice of the Red Sea beyond. I mean, it’s not like you’re hanging over the water or anything, but for the price point, it works. The kitchen’s basic but has everything you need if you want to grab supplies from Abu Tig Marina – which is maybe a 10-minute walk through the resort area. You know what I appreciated? The bathroom actually has good water pressure, which isn’t always a given in these vacation rental setups.
What really sells this place, though, is the location within El Gouna itself. You’re close enough to walk to the main action around Abu Tig (where all the restaurants and that sort of artificial-but-charming downtown area is), but far enough from the main hotel strips that it doesn’t feel completely touristy. The pool area gets busy during peak season – winter months when Europeans escape the cold – but during shoulder seasons it’s actually pretty peaceful. I spent a lot of mornings just sitting by the water with coffee, watching the kite surfers out on the lagoon. The whole Mangroovy complex has this laid-back feel that’s honestly more relaxing than some of the flashier 5-star places down the coast. Parking’s not an issue if you rent a car, which I’d recommend since El Gouna’s spread out and taxis add up. The 7.4 rating seems about right – it’s not going to blow your mind, but it delivers on what it promises without any major disappointments. Perfect for couples who want their own space but don’t need all the resort amenities, or honestly, as a base if you’re planning to do diving trips to the better sites north of Hurghada.

Stunning view over the pool towards the sea from the balcony plus roof terrace. Good size for a couple – clean and comfortable with all essentials you need.

Location is nice
What could be improved: Terrible value for money proposition
1. Terrace is completely useless and should not contribute a cent to apartment's price. You basically get a cramped apartment (30 m2 max I beleive) on the 3rd floor (or 2nd if not count ground floor). The terrace is on the 4th floor and is accessible only through a public stairway. There are 3 or 4 terraces on the roof, separated by waist-high walls. The furniture is not usable as it leaves dustry traces on clothes and you wouldn't want to seat on it anyway. Photos at booking.com are completely misleading in that respect. In reality everything is extremely dirty and is not cleanable because that furniture is intended for indoor use and they put it outdoor at a windy spot. The terrace door was not even locked, I later realised why – because nobody ever uses those terraces and nobody cares if they are locked or not. I didn't notice a single person on a single terrace throughout whole Mangroovy compound over our 16 days stay there. We asked the owners to bring the outdoor furniture to the terrace to make it at least partially usable, but that request was ignored. And so was ignored the request to bring a folding bed for our kid.
2. The apartment is not that bright and nice as in the photos. Actually it is dark, worn out and extremely small. There is no hallway at all, you literally get to the living room straight from the stairway.
Our disapointment aggravated after our friends had arrived and checked in 120 m2 two bedroom ground floor apartment with a lawn, spacious living room, direct access to the pool and that apartment was cheaper than ours. My recomendation is to book ground floor apartments at Mangroovy, whereas 2nd and especially 3rd floor apartments (provided that terraces are completely pointless) should be massively discounted relative to ground floor. In our case it was the other way around though.
Overall my feeling is that the this apatment is advertised in a deceiving manner at booking.com so bewareTamar from United Kingdom – 2 April 2025 (7/10)
